To customize your search you can limit your potential homes (listings) by the search criteria that you select.
Sale Types - 11 predetermined searches
US Preferred Realty provides you the ability to search by sales types. You can create your own custom search by selecting "All Homes" or you can select from 11 different predetermined searches. Normal sale, bank owned, short sales, HUD properties, USDA housing / 0 down, FNMA owned, FDMC owned, fixer upper, pre-foreclosure, poor credit FHA and poor credit VA.
Sale Types
All Homes: Allows you to preview all inventory in the MLS.
Normal Sales: Homeowners with positive equity.
Bank Owned: Bank owned properties except FNMA/Freddie Mac and HUD properties.
Short Sales: Homeowners with a negative equity position.
FNMA Owned: Fannie Mae owned sold "As Is" homes. NO APPRAISAL NECESSARY!
FDMC Owned: Freddie Mac owned sold "As Is" homes. NO APPRAISAL NECESSARY!
HUD Properties: Government owned properties that may require repairs. NO APPRAISAL REQUIRED.
USDA/0 Down: Rural housing. Income and geographic limitations apply.
Poor Credit FHA: Credit score between 500-619*. Other conditions apply, loan amount $217,000 or less in Maricopa County.
Poor Credit VA: Credit score between 500-619*. Other conditions apply, loan amount $417,000 or less in Maricopa County.
Fixer Upper: *Homes needing repairs that may qualify for an FHA 203K remodeling loan.
Search By Different Categories
Different Categories: MLS, owner's inventory, bank owned, HUD properties, FNMA properties, FDMC properties, foreclosures - not on the market, recent sales, public recoreds (not on the market).
Search By Criteria/Features
Criteria/Features: Price, Bed, Baths, Sq. Footage, Parking, Pool and Property Type.
Search By Property Type
- Single Family: Detached, single family homes.
- Condos: Single level/Stacked.
- Townhomes: Townhomes.
- Multi Family: Duplexs, Triplexs and other multi family up to 4 units.
To Start Your Search
1st Starts by selecting your location by City, Zip Code, MLS#, or address. Using the information field at the top of every page or select from the "Search Tower" to refine your search.
2nd Select your criteria/features from the "Search Tower". You can select as many details as you would like or as little as you want. For Price, Bedrooms, Bathrooms, Sq. Ft., Pool and Property Type click select.
Sources of Inventories
MLS Listing - Database of listing entered by Realtors. Includes normal sales, short sales, bank owned, HUD properties, FNMA owned and Freddie Mac owned.
Bank Owned - Bank owned and not on the market yet.
Public Records - All homes in Maricopa County and Pinal County that may or may not be on the market. Data includes liveable area, year built, total sq. ft., assessed value, date sold, subdivision and property history.
Sales Records - Consist of the multiple listing service (MLS) and the public records. This information can be used to evaluate the price of a listing you are considering to make an offer on. If you are the homeowner this information can help you to determin the value of what you home is worth based on sales in the area that are comparable.
Schools - Building our future generation - We have used the resources of GreatSchools.org to provide you with parent reviews, location and overall ranking of schools in your area. By default the schools will show up on the map when you perform home searches.
Home Criteria
Price: Limit listings based on minimum price and maximum price.
Square Feet: Limit listings based on minimum square footage and maximum square footage.
Bedrooms: Limit listings based on number of bedrooms.
Bathrooms: Limit listings based on number of bathrooms.
Pool: Limit listings based on with or without a pool.
Advanced Search
Allows you to do a more detailed search based on special needs or additional features.
Link on the search bar will take you to the advanced search page.
Update/Other Options
Days on US Preferred: Listings are filtered based on the time they have been on the US Preferred Realty website. For example if you want all listings that were added to US Preferred Realty website in the past 14 days, you would select the in the last 14 days option.
Price Reduced: Selecting this option will display only listings with at least one price reduction. Choose from the dropdown menu to show homes whose list price reduction occured during a specific time period.
Exclude Under Contract: By default we show only active listings. To see all listings regardless of statuse uncheck this box.
